Calle Esperanza 9, Moclín - 35,000 Euros

  • 100 m2

  • A project

  • Could create a lovely 2 bedroom house with roof and ground floor terraces, large living area and separate kitchen/dining room.

This small village house gave us quite a surprise when we saw it, primarily due to the fact that it is something of a blank canvas inside and offers a lot of space, potential and natural light for the money.

It does need work, but structurally it has already been worked on. Ceiling heights are good, and there is a lot of potential for creating interior spaces that work perfectly for the new owner.

The facade is deceiving, as it appears to be a garage with accommodation above, but it is much more than that.

The ground floor consists of two spacious areas. The front part of the house would make a lovely living room with an open fire and a staircase to the first floor. Through doors at the back that is an equally spacious area that would make the ideal kitchen/dining room with doors out onto a ground floor, very private patio.

Again, the first floor is completely open-plan at the moment, but you could easily create two bedrooms and a bathroom. A separate loo/shower room could also be created on the ground floor if needed.

There is also room to put a large roof terrace above the kitchen and from here there are glorious views over the surrounding countryside and over to the Sierra Nevada.

From the first floor front french windows, there are views across the village to the church and castle.

The house has been partially worked on.  Structurally, new concrete beams have been installed and the first floor has been rebuilt. New window frames have been installed in some of the window openings, and these just need to be glazed. The party wall between the rear part of the house, on the ground floor, has also been rebuilt.

The house does need a new roof, as the roof covering at present is asbestos.

The property would need to be rewired, plumbed, have a ground floor laid and dividing internal walls put in place, depending on whatever configuration of rooms is decided upon.
