It’s an historic house, dating back to 1800, and it has many characterful features, but the essentials have all recently been replaced. The electrics and wiring are all completely new; the plumbing is all new, the bathroom has been refitted and there is a new boiler for the hot water.
Flooring has been replaced or renewed and the roof has been repaired so the end result is a good, solidly built house that just needs to be styled to taste. You may want to change the configuration or use of rooms, and the kitchen needs to be equipped, but these are just cosmetic changes.
During the recent refurbishment, a roof terrace has been created with views over roof tops towards the Sierra Nevada and the nearer Cerro del Hacho, and in the other direction you can see Moclín’s 13th Century castle and the pretty Calle Amargura.
At present, there is a spacious sitting/dining room, kitchen, large shower room, separate first floor WC, 4 bedrooms (although one bedroom leads through to another). There is a lower ground floor room that could be used as an additional bedroom, a studio or workshop. If you wanted to reconfigure the internal spaces, the idea of having a first floor living room/kitchen with access to the roof terrace would be interesting, keeping the bedrooms all on the cooler ground floor with access to the bathroom. There are several low-cost possibilities to create the right space for you.
In one or two of the rooms, the timber beams have been exposed and they have a huge amount of character. The ground floor sitting room still has a ceiling covering the beams but this could be removed. There are also two lovely old fireplaces in the property, both of which could be reopened.
Moclín is one of Granada’s best-kept secrets. It has played a hugely important role for millennia. Earliest settlers here can be traced back 60,000 years and there are many neolithic caves dotted around the surroundings mountainsides. The 13th Century Moorish Castle was one of the last defences of the ruling Moorish Kingdom before the Christians eventually captured the castle in 1486. It is here that Isabel and Fernando, the Catholic King and Queen, kept their court for the 6 years leading to the capture of Granada.

There are 2/3 bars in the village, a small supermarket, pharmacy and cashpoint. Daily buses run between the village and Granada. The city of Granada is approximately 40 minutes’ drive away. If you are looking for a permanent residence, a holiday home or holiday rental, then this is a great option.
