Two storey village house for minor refurbishment
DESCRIPTION
Calle Real 4, Moclín - €35,000
Two storey village house
83m2 Built area
Garden with space for a small pool
This is a fabulous opportunity to buy a characterful village home and enjoy a lovely garden! The total plot size is 139m2 and the house is 83m2.
Built in 1800, the house needs some work, but not a total rebuild. The roof needs replacing as the rear part is covered in asbestos, and it would make sense to raise the roof during that process. The wiring and plumbing will need to be redone, and the bathroom moved to the first floor, possibly. Structurally, the property has no signs of any problems and there are many original timber beams waiting to be exposed.
Ground Floor
Spacious living room with good ceiling height and open fireplace.
Ground floor double bedroom
Small kitchen with stairs up to the first floor
Ground floor shower room
Door to the garden
First Floor
There is one large bedroom that extends the width of the house and the original beams could easily be exposed. However, as work would need to be done on the roof, we would suggest raising the entire roof, keeping the beams and creating larger windows to the front.
The work is not as daunting as it may sound, and we can advise (as we have been through it all ourselves). We also have good builders we can recommend.
Outside
The big bonus is that this property has a lovely garden. There is a terrace behind the house with steps up to a lovely flat, elevated area. At the moment, there is a shed built into one corner, but you could easily remove that for more space. There’s certainly enough room for a small pool.
The price is reasonable for the potential of this lovely little village house. Moclín is a very historic village with many tourism opportunities. The town hall has recently received a grant for tourist-related improvements as cultural tourism is of great interest here. The village has good amenities - a small supermarket, cash machine, pharmacist, a bar in the main square and a separate summer bar. The hiking routes in the area draw people in all year round, and the village holds one of Spain’s most important classical festivals on 5th October each year, attracting an average of 15,000 visitors.
